April 8, 2004 Camelot Woods’ Homeowners Association Board Meeting
7:09 meeting was called to order. All board members were present and Chris Rodems presided over the agenda. All attending members of Camelot Woods for this meeting are attached to the final page.
Meeting notes were adopted.
Alan Judge was nominated and accepted to fill the position of treasurer.
Old Biz: Front entry light. 3 companies contacted but had no follow up. 1 bid for $5800. Rui called a 4th company with the same response. Susan Deegan has someone that she can call. Joe Hayden. She will get the number to Chris.
Pond fence: In order to continue with the installation we need to deal with the pond drainage onto the Halecky property. We cleared the fence line and are waiting to make certain that the drainage is working properly. Jim received a bid for the work to be done. It is attached to this document. The question is, do we foot the bill of 3200 and repair this problem or wait until we are forced to. The bottom line is we need to rectify a portion of drainage section that is not functioning properly. From the overflow to the fence line we have standing water where we shouldn’t. We need to repair that. Motion to do the least possible to get the job done and begin fence installation. Rui Motioned all agreed.
Dan gave a recant of the grounds care and explained what the company is responsible for.
New Business: Janet’s repayment for expenses for the pond. Chris motioned to pay her expeditiously. We all agreed.
Reminder that May 13 is the reelection meeting.
Gating the community: Chris did the initial leg work and collected initial data.
Straw vote among the present members was taken and the results showed too little interest to continue.
Anna Coronado was motioned and agreed by all to be a new member of the ARC.
Adopt a pond update: Pond has been cleared of cattails and new plants planted by community volunteers. Pond access is needed to allow the neighborhood to use the pond and for the lawn care company to maintain the grounds. The property bordering Jim Simmons home has a large enough buffer to create this path, but he request that we explore alternatives to ensure his privacy. Mr. Simmons explained that the county has mandated that he remove the drainage system that he installed and that area will soon be full of water again. Chris suggested that we receive bids for creating a boardwalk through the wetland region.
