Who We Are and How We Arrived
As a homeowner in Camelot Woods, you are a “member” of the Camelot Woods II Homeowners’ Association, Inc., a not-for-profit homeowners’ association created under chapter 720, Florida Statutes.
Our Homeowners’ Association was turned over by the developer to members, on March 17, 2003. Before then, the Homeowners’ Association was operated by the developer.
At the turnover meeting, those members in attendance elected members of the Board of Directors. The Board of Directors is responsible for administering the corporation, and its duties and responsibilities are outlined in a series of documents, referred to in chapter 720, Florida Statutes as the “governing documents.”
The governing documents include the “Camelot Woods II Covenants, Conditions and Restrictions,” “Articles of Incorporation” and “By-Laws.” You may have received one or more of these documents when you signed your purchase agreement with Mercedes Homes. The Board of Directors maintains copies of these documents. There are other documents that chapter 720, Florida Statutes requires the Homeowners’ Association to maintain, and all of these records are available for your review.
After the Board of Directors was elected on March 17, 2003, the Directors, in turn, elected officers and appointed an Architectural Review Committee (ARC). The ARC is responsible for, among other things, reviewing and approving or denying requests for modification to the exterior of members’ homes, developing maintenance standards and assisting the Board with ensuring that the neighborhood is in compliance with the governing documents.
Common Areas
The Homeowners’ Association owns several parts of the neighborhood, including the pond and portions of the wetlands and conservation areas.

We encourage you to visit this website, and when fully developed, all of the governing documents will be available online, as well as links to chapter 720, Florida Statutes. We ask that anyone with ideas or suggestions for the website contact one of the Board Members.
The Board of Directors Duties and its Duties and Responsibilities
Under the governing documents, the Board of Directors is responsible for the administration of the Homeowners’ Association. These duties include collecting Homeowners’ Association fees and paying expenses, providing for the maintenance of the common areas, enforcing the rules and regulations governing the members, and ensuring that the Homeowners’ Association is operated according to its mission. The Board of Directors also maintains a list of the members.
